Before the tenancy starts
(payable to W. Hallett & Co. Trading as Halletts ‘the Agent’)
Holding Deposit (taken to secure the Property): Equivalent to 1 week’s rent
This is non-refundable in the event that you do not proceed with the proposed tenancy as planned. It is also non-returnable in the event that the landlord does not proceed due to the fact that references obtained for the above named are deemed unsatisfactory by either the Landlord or their Agents or are not forthcoming. The Holding Deposit is only returnable in the event that the Landlord does not proceed with the proposed letting for reasons unconnected with the proposed tenant(s).
Deposit: 5 weeks’ rent (protected with the Deposit Protection Service – DPS).
First month’s rental payment due in advance (holding deposit deducted therefrom)
During the tenancy (payable to the Agent)
Payment of up to £50 if you want to change the tenancy agreement.
Payment of interest for the late payment of rent (in excess of 14 days) at a rate of 3% over base rate.
Payment for the reasonably incurred costs for the loss of keys/security devices.
Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy.
During the tenancy (payable to the provider) if permitted and applicable
Utilities – gas, electricity, water (please note in some cases utilities may be paid to the Landlord at cost)
Communications – telephone and broadband
Installation of cable/satellite
Subscription to cable/satellite supplier
Television licence
Council Tax
Other permitted payments
Any other permitted payments, not included above, under the relevant legislation including contractual damages and reasonable costs incurred as a result of any breach of the Terms in your Tenancy Agreement.
