Relevant letting fees and tenant protection information

As well as paying the rent (which may be payable to either the Agent or direct to your Landlord) you may also be required to make the following permitted payments.
 
Permitted payments

Before the tenancy starts
(payable to W. Hallett & Co. Trading as Halletts ‘the Agent’)

Holding Deposit (taken to secure the Property): Equivalent to 1 week’s rent
This is non-refundable in the event that you do not proceed with the proposed tenancy as planned.  It is also non-returnable in the event that the landlord does not proceed due to the fact that references obtained for the above named are deemed unsatisfactory by either the Landlord or their Agents or are not forthcoming. The Holding Deposit is only returnable in the event that the Landlord does not proceed with the proposed letting for reasons unconnected with the proposed tenant(s).

Deposit:  5 weeks’ rent (protected with the Deposit Protection Service – DPS).
 
First month’s rental payment due in advance (holding deposit deducted therefrom)

 
During the tenancy (payable to the Agent)

Payment of up to £50 if you want to change the tenancy agreement.
 
Payment of interest for the late payment of rent (in excess of 14 days) at a rate of 3% over base rate.
 
Payment for the reasonably incurred costs for the loss of keys/security devices.
 
Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy.

Tenant protection

Please note that lettings agents are required by law to publish on their websites information for potential tenants about relevant fees, redress schemes and client money protection schemes (including the names of those schemes). Relevant fees must also be published on third party websites, such as Rightmove, Zoopla, OnTheMarket etc. For properties to rent in England, details of the agent’s membership of any redress scheme and client money protection scheme must also be published with their fees on all online advertising. It is the agent’s responsibility to ensure that all relevant information provided is up to date and accurate.
